Everyone had told me that selling a home is one of the most stressful processes in the world. I was worried that we would have a hard time selling our place, especially because of the ongoing pandemic. But Nick said, "don't worry. I got you." and I decided to trust him and hand over all the administrative and logistical duties to him. One day, I stumbled upon Nick's business website and I realized that our place was the cheapest and located in one of the lesser attractive neighborhoods compared to other homes he sold in the past. That showed me Nick is genuinely about helping out his clients, regardless of what income class they may be. Nick could have just passed on selling our home in a not-so-attractive place which would be harder to sell compared to selling very attractive homes in places like Cupertino. Well, we had a bad start from the get-co when an upstairs units' A/C condenser was backed up and leaking liquid through a pipe that runs right below my front door, which caused the area to flood. I panicked a bit, but Nick made few phone calls and got the problem taken care of within a couple of days. We've also had ups and downs with an offer in which we accepted one but eventually, the buyer backed out before the contingent. I panicked, thinking this would be the trend and eventually we wouldn't be able to sell our place and take a loss. Nick said, "don't sweat it, we'll just wait a bit" later, we got another offer below the listing price which I quickly responded thinking we should take it, but Nick said, "let's pass on it". I didn't feel right but decided to follow his advice. Then sometime later, we got another offer that was above the listing price. Nick said, "let's go for it" then boom. I was already signing over the title to the new owners. Besides me being dramatic each time we've hit some kind of a roadblock, the whole process was very smooth from beginning to end. I mean, physically, I feel like I didn't even have to lift a finger. I didn't get to see Nick working but I feel like Nick didn't even lift his finger and got the job done. One word for Nick Khoe. We worked with him through a few houses evaluating based on Zillow's listed info, on-site visits, and further evaluation of different aspects including house conditions, location, values, neighborhoods, market condition, competitions, concerns, checking disclosures, remodeling, offer negotiation, future planning, we came up with so many questions and requests, Nick's always so responsive and patience with his broad and deep knowledge on many areas, he tried his best to give good answers for us, the customer to make a decision, we're so impressive about his professional knowledge and great attitude to serve the clients. For example, the house disclosure has so much info to digest and Nick's always spent time digging into the details and honestly gave us his findings of the house conditions and answered many of our questions, and reached out to sellers to find details for us. He defined a very good strategy in finalizing the offer price to let us not overpay too much and also consider the competition. He took care of our financial details just to make sure each cent is correctly calculated, we were so impressed by that. With his great help, we got a home we like in tough situations like COVID-19. Nick is the best agent we have ever worked with. We enjoy working with him so much, we've used him to both buy and sell our homes. He is the perfect balance of professionalism, with just enough street smarts to be able to really put our needs above anyone else's. On top of that, he's hungry and understands the urgency, and is available around the clock. Most recently, we had a nightmare tenant in our Oakland rental property. It got so bad, we had to sell our property. The tenant made it impossible for us to show our property or even get inspectors in to inspect the property for sale. The tenant kept trying to sue us over every little thing. We were so scared and frustrated! Nick was able to take care of everything for us though, and he became a middle man between us and the crazy tenant so we wouldn't have to talk to her. He scheduled all of our inspections and found creative ways to market the home when the tenant did not let us have an open house. You need to check out his virtual staging. It made our house look so nice! He did everything by the books, and actually sold the house for over asking price! I was shocked that we were actually about to get out of that mess at a profit. We have Nick listed and sold our condo in San Jose. We are more than satisfied and couldn't give a higher recommendation for him. We planned to list our home right before shelter in place. Everything seemed very uncertain because of the pandemic, but Nick totally brought his professionalism into it. I purchased a townhouse in San Jose with Nick as the buyer’s agent. In the current Bay area market environment, houses are going for well beyond the asking price, and it is imperative that offers be submitted very quickly with rapid follow-up if necessary. Adding to this complexity, in my case, was the fact that I was not located onsite at the time and therefore a lot of work had to be done remotely across very different timezones. Nick did an excellent job of assessing the property and current market prices, and he prepared and submitted our offer literally 48 hours after we first spoke. He is upfront about everything with the aim of acting in the buyer’s best interest. I loved his attention to detail, his flawless paperwork, and his constant availability and quick communication. Our offer was accepted preemptively by the seller, and we closed the purchase, including the final county recording, exactly 7 days after we submitted our offer.
